Policies


  • No smoking is permitted in the house and is only allowed outside. Please be respectful of the property by cleaning up your butts and refuse. We can provide an ashtray for use outside on request.
  • Check in is between 3:00 p.m. and 6:00 p.m. Please let us know if you will need to check in after this time so we can make the proper arrangements.
  • Check out time is 11:00 a.m. Later check out is available with prior arrangements.
  • Rates are for single or double occupancy, and include our delicious farm fresh breakfast.
  • Breakfast, drawing from the area's quality ingredients and culinary traditions, is included in the room rate, and is served between 8:00 a.m. and 9:30 a.m. We request that you let us know what time you would like breakfast each day because cook each meal fresh. With advance notice, we can accommodate earlier breakfast times. If you are in a rush, simply ask for a “Breakfast-To-Go.” As a benefit to our Denison guests, your university student may join you for breakfast at no additional charge. Breakfasts for friends or family of guests who are staying at Orchard House are available for $10 per person. Breakfast is included in the room rate as an included charge of $10/room per night. Licking County sales tax on the breakfast is also included in the rate as well.
  • There is a maximum occupancy of two adults per room. We will allow 1 adult child age 18 and over to use an Aerobed in your guest room (such as with a student) with a $25 additional guest fee per night.
  • Up to 2 Children 10 & over are welcomed. If your party is reserving the entire Bed and Breakfast, or by prior arrangement, children of any age are welcome (please call or email). An Aerobed can be provided on request for no additional charge.
  • We welcome pets. There is an additional fee of $25 per night with up to 2 pets per reservation. For the comfort of other guests, pets cannot be left unattended in the inn, and we do not permit dogs that bark excessively. We do not allow pets in any of the indoor common areas. Please be considerate of our guests and our historic home. Guests are responsible for pet-related damages. For the happiness of all our guests, please pick up after your pooch. We reserve the right to refuse a reservation with a pet at any time. Prior arrangement of pet is required.
  • We accept cash, travelers check, PayPal, debit cards and major credit cards. A 50 percent deposit is required at the time of booking, but you are welcome to also pay the amount due in full. If you are using a gift certificate or voucher, we will not require a deposit, but if you cancel or fail to reschedule with less than 7 days notice, your certificate or voucher will be forfeit.
  • If a customer cancels 7 days or less prior to the date of check-in, the customer will lose their 50 percent deposit if Orchard House cannot re-book the days of the reservation. Orchard House will make every effort to re-book the room so the customer can avoid this charge. Events, special weekends, and holidays (such as Denison graduation and Big Red/Parents Weekend) require a 14 day cancellation and we may require a full deposit on reservation. No shows and same day cancellations will be charged the full amount of their reservation. Cancellations are accepted over the phone. E-mail and fax messages are not sufficient to cancel a reservation.
  • To ensure that your room is always clean, comfortable, and welcoming, we will enter guest rooms to freshen bathrooms, empty the trashcans, and make the bed if the Maid Service Required tag is hung on the door, or by request. However, we respect our guests’ privacy and provide “Do Not Disturb” signs for all of our guest rooms. If a “Do Not Disturb” sign is hanging on a guest room door, we will not enter the room.
  • Guests are responsible for the replacement of any items missing from the room upon their departure.
  • As part of our commitment to our shared environment, Orchard House proactively takes steps to lessen our impact on our environment. We will not change the bed linens, towels, or robes in a guest room until after a guest’s third night with us. However, we want all of our guests to have the best experience possible and will happily replace these items more frequently if left on the floor and the Maid Service Required tag is hung on the door, or by request.
